With much of the nation’s housing market struggling, there are many reasons to be positive about the future of Denver, Colorado. While the S&P/Case-Shiller US Home Price Index has posted record annual declines for the past two quarter, in recent months, Denver has still led the nation in appreciation for many of the major markets studied. These statistics are also supported by the National Board of Realtors (NAR) most recent report which placed the Denver housing market among the top 5 cities in which to purchase and own a home. Their study drew from current economic trends for the Denver, CO area, they looked at specifics such as job growth, and overall historical real estate appreciation for the area. Denver has not experienced the “bubble” the same way many other US cities have in respect to appreciation and a market crash. Rather, the appreciation rate for homes in Denver has remained steady and although some area have declined, not at the same rate as national level. Many Denver Neighborhoods have still appreciated in value and it is creating stability in spite of the challenges currently seen at the national level.
With positive overall trends, sellers are still cautious and their homes are competing with a record number of foreclosed properties. Which is still causing us to be in what is considered a buyer's market. This pressure of foreclosures and short sales is having a greater impact on home owners at lower price points, while sales of Denver luxury homes have been the most affected. Overall, the months supply for homes has ranged from 7 to 10 months depending on location in the Denver Metro area. Certain city's have been more affected than others. Six months of inventory is considered the equilibrium point where the market is not more advantageous for buyers or sellers. Currently, Denver is in a cycle that is considered a “buyer’s market.” While this is the overall condition of the Denver housing market, there are many micro markets within that vary from the overall trend. One example is the downtown loft and condo market which remains very strong for sellers. Along with several north and southwest areas that appreciating and strongly being driven by investors doing fix and flips.
Investors and home buyers alike have targeted these residences as highly desirable, driving a lower supply and shorter days on market for seller's.
